Pricing advisor

Recommended prices for free nights, with the reasons, ready to approve and send.

What this page is for

A recommended price for every free night of this month and the next, worked out from your own past stays, how full the month is, weekends, how far ahead the night is, your costs and, with AI, local events and holidays. You decide: approve a price and it goes into the rates calendar and to your channel.

Who can use it

See price recommendations (by default Admin, Operations and Sales). Approve recommended prices and refresh them (Admin and Operations).

How to

  1. Choose a unit and a month, then select Show.
  2. Read Why for each night.
  3. Tick nights, choose Suggested, Minimum or Aggressive under Use the, and select Approve the ticked nights.
  4. Or select Approve every suggested price this month.
  5. Remove approval lets the nightly run work those nights out again. Prices already sent stay as they are until you change them.
  6. Work out again refreshes the unit now, for example after a big booking.

Fields and columns

Field Meaning
Price now The price in the rates calendar today.
Suggested The recommended price, rounded to whole units of your currency.
Minimum The lowest sensible price: 82% of suggested, never below costs plus 10%.
Aggressive 20% above suggested, for busy dates.
Confidence Higher with more of your own history, a known occupancy and an AI view of local demand; lower when another unit's history is used.
Why The base price and every adjustment, so you can check it.
Status Not approved, or the price you approved and whether the channel took it.
Local demand The AI's view of events, holidays and seasons in your area for the month.

Statuses and automation

Settings that change this page

Admin → Settings → Pricing advisor: start time, months to price, history needed, cost floor, rentable nights, weekend and pre-weekend nights and premiums, your area and local notes for the AI. The AI connection is chosen under AI features.

FAQs

Does it change prices by itself? No. Nothing reaches the calendar or the channel until someone approves it.

Does it work without AI? Yes. It uses your own figures only, and confidence is a little lower.

Troubleshooting

Problem What to do
"No past stays in ... for this unit or its group" Add the unit to a group with similar units, or wait for its first stays.
"Not sent to the channel" Check the channel connection, then approve the nights again to retry.
No local demand view Set Your area for local demand and an AI connection for Pricing advisor: local demand.
